Measured face-to-face of plots per BNBC "Street/Road Width" definition. For multi-frontage plots, use average of abutting road widths (Sec 1.9.2.5).

Minimum 4.5 m from road center or 1.5 m from street-front property line, whichever is larger (Sec 1.8.8.1).

Max height = f(2 × (Front Road Width + Front Open Space)) per Table 3.1.7, Sec 1.9.2.1.

Unlimited height applies only to Type I-A/I-B Residential/Business/Mercantile buildings when front road width ≥ 23 m, subject to Table 3.1.8 separations (Sec 1.9.2.2).
Type I-D and I-E are grouped together: both are capped at 3 storeys / 11 m once 2(A+B) ≥ 13.6 m (Sec 1.9.2.4). This is confirmed in the RSC Technical Guidance on Designing Unprotected Steel Structure, which uses this exact formula for garment-factory steel sheds.
টাইপ আই-ডি ও আই-ই একত্রে ৩ তলা / ১১ মিটারে সীমাবদ্ধ যখন ২(এ+বি) ≥ ১৩.৬ মিটার (ধারা ১.৯.২.৪), যা আরএসসি টেকনিক্যাল গাইডেন্সেও নিশ্চিত করা হয়েছে।
For road width > 8.8 m, the building must also respect the sky exposure plane (Sec 1.9.2.9, Figure 3.1.4) — not calculated here.
Occupancy-based restriction (Table 3.2.4): Industrial (G), Storage (H) and Hazardous (J) occupancies are permitted Group I (non-combustible) only — Group II combustible construction is not allowed for these. All other occupancies (A, B, C, D, E, F, I, K, M) may use either Group I or Group II.
